Khao Yai Estate Construction Update

A recent site visit to the Khao Yai Estate provided an excellent opportunity to review the significant progress being made across the development. The project continues to advance well, with multiple work fronts progressing simultaneously and construction remaining on programme.

At Plot A, the garage and warehouse buildings are taking shape impressively. The distinctive VM Zinc roof has now been fully installed, providing both a durable and refined architectural finish that complements the estate's natural setting. Installation of the Schüco glazing systems has also been completed, allowing the buildings to become weather-tight while showcasing the clean detailing of the contemporary design. Internally, approximately 60% of the locally sourced travertine flooring has been laid, bringing warmth and permanence to the spaces. The adjacent carports have also been completed, marking another important milestone. Looking ahead, sustainably sourced teak cladding will be installed to the façades, introducing a rich natural material that will weather gracefully and reinforce the project's connection to its environment. Completion of Plot A is currently anticipated ahead of schedule in early 2027.

Construction activity at Plot 0, the heart of the estate, has accelerated considerably. The concrete basement structure for the central villa has now been successfully cast, establishing the foundation for the estate's principal wellness and amenity spaces. Above ground, the steel superstructures of all villas are progressing well, with the buildings now clearly emerging across the site and providing a tangible sense of the overall masterplan.

Beyond the buildings themselves, substantial progress has also been achieved on the estate infrastructure. The boundary walls have been completed, while the natural stone cladding is approaching 70% completion. These carefully detailed elements establish a strong architectural identity while blending sensitively into the surrounding landscape.

Equally encouraging is the advancement of the landscape works beyond the estate boundary. Great care continues to be taken to protect and enhance the unique ecology of Khao Yai, with planting and habitat restoration designed to integrate seamlessly with the neighbouring national park.

The site's remarkable biodiversity remains ever present, with weekly sightings of wild gaur, bears and, on occasion, elephants serving as a powerful reminder that this development sits within one of Thailand's most extraordinary natural environments. Respecting and preserving this relationship between architecture and nature remains a defining principle of the Khao Yai Estate.
