Following our successful completion of Flat 4 at 17 Grosvenor Square in 2022, we have been appointed to expand and reconfigure both this apartment and the neighbouring Flat 3. Through careful planning and consultation with specialist advisors, we secured a Certificate of Lawful Development enabling Flat 4 to be enlarged to Westminster's policy maximum of 200 square metres, with corresponding adjustments to Flat 3. Working alongside our client's US-based design team, E. Cobb Architects, we have developed bespoke designs for both homes that realise the client's vision while meeting all statutory requirements.

The project presented significant technical challenges as the building qualifies as Higher-Risk under Building Safety Regulator legislation. To accommodate our client's desire for expansive open-plan living spaces, our architectural team developed a fire-engineered solution in close collaboration with specialist engineers, maintaining design integrity while satisfying essential safety requirements. Having successfully navigated the complex approval process, construction commenced in early 2026 and is scheduled for completion in Q4 2026.
